Accessory Dwelling Unit

An Accessory Dwelling Unit (ADU) is a secondary housing unit on a single-family residential log. ADUs can vary in form, including detached unites (seperate from the main house), attached units (connected to the main house), garage conversions (transforming an existing garage into living space), or units above a garage. Features often include a kitchen, bathroom, and seperate entrance.

Phase 1: Site Work and Foundation 

Excavation for foundation and utilities is completed, construction of foundation begins..  

* A city inspector will physically examine the foundation and issue a pass to ensure that the structure is of sound quality that is built to code.  Once this is completed we will move onto the next phase.

Phase 2: Framing 

We move onto structural framing, erecting the walls and roof structure. This phase essentially creates the shape of your ADU. Once framing is complete, we install the roofing material, whether shingles or metal, to ensure the structure is waterproof

* A city inspector will physically examine the frame and issue a pass to ensure that the structure is of sound quality that is built to code.  Once this is completed we will move onto the next phase. 

Phase 3: Exterior Finishes 

Windows and doors are installed. Exterior siding materials are chosen during the material’s selection phase in your consultation. Whether it is wood, brick, stone or stucco we ensure that your exterior finish exceeds your expectations.

Phase 4: Interior Systems  

All internal systems such as plumbing electrical and HVAC are installed. Once internal systems are completed, walls, floors, and ceilings are insulated to increase energy efficiency.

* A city inspector will physically examine the interior systems and issue a pass to ensure that the structure is of sound quality that is built to code.  Once this is completed we will move onto the next phase.

Phase 5: Interior Finishes 

Walls and ceilings are finished with drywall. Paint and other interior finishes are then completed. Flooring is now installed, options such as tile, hardwood, or carpet are presented in the material’s selection phase in your consultation. The interior of your ADU is now complete with the installation of cabinets, countertops, light fixtures, and appliances.

Phase 6: Finalization and Inspection 

Final installations like trim work, hardware, or any additional detailing is performed to get your ADU ready for photoshoot and completion celebration.

* Inspection: A city inspector will physically examine the structure in its entirety  to ensure compliance with local building codes and construction standards.

* Final Approval: Obtain the final approval or certificate of occupancy or certificate of completion from the local authorities.
